Concrete refinish
I have a quote request for refinishing 3500 sq ft of concrete, I would need to buff the floor first with black pads and stripper to remove thin layer of old finish ( only on some areas that has old finish ) but I'm planning to buff them all, do you have any recommendations on what finish products would be good for concrete ? As well as how much would you charge for something like this ?

I haven't done any concrete yet but I think would be considered close to the same as stripping and waxing vct. Now 'im just guessing since I haven't done any.

Interesting, the only other time we had this topic come up was with Ryan on the old board. He was doing that very thing, but I don't recall the details.

I've done concrete cleaning, polishing, and strip/refinishing all before, and it's always been a moderate to a major PITA.............So make sure you know what you're getting yourself into before you price the job, and just like stripping a coating on T&G/stone the only way to know is to do some testing beforehand.
A price?.....No way I'd even throw out a number until the testing was done.

2 companies gave him bids of 16 k and 20 k, but that includes leveling the floors ( slightly uneven in some areas ).
He doesn't mind the unevenness of the floor, and he's renting the place ( commercial ), so he doesn't want to spend 16 k on that.
I'm thinking more like 10 k ( $ 3 / sq ft approx ), hard to not make a profit at that price, right ?
Any product recommendations as for refinish products ?

Mo, Dave is way too expensive !! although he owed me his labor for a whole day, so I might take advantage of that

It's the stuff concrete garage floors are coated with.
A local concrete guy went to Cali to train to use this companies line of epoxy coatings. Many high end lake homes have their garage floors coated with epoxy with chips in it. I looks pretty and is VERY durable.

The only problem with the epoxy coatings is that they can become slick with wear, but I do like the stuff.
I did my basement with a garage floor epoxy kit using black and white tints to make a checkerboard pattern. Came out nice....sort of looks like a tile floor.
At $3 per foot and the guy isn't looking for perfection, you should make a good profit. Just be careful what you use on it or else it will be a never-ending chalk maker.
I had that happen on a gym once using a high alkaline tile cleaner (I didn't know any better at the time), it would look good until it dried and then it looked someone threw a bag of rosin on it.

Old Finish? what is it?....are you talking a clear coat for a shine clean look or a seal finish for no look but to seal off finished concrete to prevent staining etc?

Scott yes they wanted a shine clean look, it doesn't matter though cause they changed their mind, they are not going to have it done, may be $ 3 / sq ft is too much but I can't go lower due to not knowing how long is it going to take to get the job done, plus the finish / sealer already going to cost almost $ 1000 for that size ( 3500 sq ft ). Oh well.
